These Terms and Conditions clarify Cozzy Homes’ obligations to the guest, the guest’s obligations to Cozzy Homes, and in the very unlikely event of any disputes, will be used as the basis for any resolution. Acceptance of these Terms & Conditions binds a contract between these two parties.
- All persons listed on the rental agreement or added subsequently by the guest will be bound by the terms of this agreement.
- Occupancy of the Property is restricted to those listed on the agreement or added subsequently by the guest.
- The rental applicant is considered to be the lead renter and will assume full responsibility for all members of the rental group throughout the rental period.
Acceptance & Responsibility
- Payment of the reservation constitutes acceptance of these Terms and Conditions
- Check-in time is between 2 pm and mid-night and check out time is at 11 am.
- Early check-in and late check-out are subject to availability, depending on the previous or next reservation and housekeeping schedule.
- The guest will be met by someone from the staff at the apartment.
- Any check-in after 8 pm is subject to the payment of a late check-in flat fee of €20,00 to be paid in cash to our staff (Euro only).
- Late check-in (after midnight) is subject to a charge of € 30, paid in cash upon check in.
- Prepayment of 50% is required upon reservation to secure the room. The following payment methods are accepted: Visa and MasterCard.
- The balance is payable upon check-in. The following payment methods are accepted: Cash (Euro only), Visa, MasterCard or AMEX.
Cancellation & Refund Policy
- Prepayment is refundable until 30 days before the stay. If cancelled or modified later or in case of no-show, the total price of the reservation will be charged.
- The refund will be processed within 1 week from the cancellation date. Once the refund is processed and sent to the Renter’s card issuing bank, it can take another 5-7 business days.
- The guest is strongly advised to take out a cancellation insurance.
- A security bond or a credit card authorisation of €200,00 upon check-in is required.
- Any damage, loss or expense incurred by Cozzy Homes as a result of your breach of these Terms & Conditions will be charged against the bond, showing detailed invoices. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
Occupancy of the Property
- Regardless of the published maximum number of persons a Property can accommodate, the number of guests occupying the Property is strictly limited to those named on the Rental Agreement or any subsequent amendment notified in writing to Cozzy Homes.
Condition of the Property
- The Property will have been inspected prior to occupation, therefore the guest undertakes to:
- Notify Cozzy Homes immediately with regard to any damage and/or maintenance issues that require attention using contact form.
- Keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
- The guest shall follow the departure instructions provided by Cozzy Homes.
- Final cleaning is included in the rental price.
- Mid-stay clean may be provided for an additional charge of €30,00 per day
- Payment at the end of the service in cash (Euros only).
- Daily breakfast may be provided for an additional charge of €12 per day per person.
- Payment upon reservation.
- Airport pick-up may be provided for an additional charge of €20,00 per vehicle up to 3 guests.
- Payment at the end of the service in cash (Euros only).
- Pets are not allowed at the Property.
- Smoking is not permitted under any circumstance.
Price per child
- All children under 2 years stay free of charge in a crib.
- Any older children are charged as guests.
- When applicable, any extra beds are charged €10,00 per person / per night.
- The maximum number of extra beds in a room depends upon the Property.
Equipment and Facilities Provided
- Equipment and facilities are provided at the discretion of Cozzy Homes and whilst every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders non-essential element unusable, the Owner does not take responsibility for replacing or refunding the guest for the lack of use of these equipment or facilities.
- The guest must report any inoperative or defective equipment to Cozzy Homes promptly. Cozzy Homes will make every reasonable effort to have repairs made as soon as possible. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a mechanical failure of air conditioning, dishwasher, washer, dryer, TV or other appliances.
- If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. This does not apply to system breakdown caused by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities.
- Cozzy Homes is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighbouring properties, or any nuisance afforded by the natural elements of the location such as flying insects or the animal population.
Other Conditions of Booking
The guest shall abide by these Terms and Conditions and any other instructions contained in the individual House Rules and any additional information and instructions as shall be supplied in the Property or by Cozzy Homes. LIMITATIONS OF LIABILITY: the guest represents, warrants, acknowledges and agrees with Cozzy Homes that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves Cozzy Homes harmless from any personal injury, sickness or death, loss or damage, however caused, to person or Property of the guest, his/her family, or guests, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and agree to pay for any damage, other than for normal wear and tear.
